Since everyone in this community owns property on a private lane, we have to collect fees in order to maintain the lanes and clear the snow. The township does not do any of the work, although they do have programs to reimburse Lane Associations for some of their costs, which we take advantage of.


5 LAKES LANES ASSOCIATION “FEES Determination”

The current Fee Structure was agreed to at the Annual General Meeting, held June 08, 2024 and was incorporated into the By-laws

2024 Fees and ongoing:

There is one Fee for each named property owner (Member)
The Fee covers total annual costs 
Every Member is assessed the same Fee
The Fee is calculated by dividing the approved Budget by the number of Members
The Fee will be invoiced and can be paid in 2 equal payments – in June and October
Payments can be deferred in special circumstances in coordination with the Board as per our By-Laws.

(Note: If your property is not on Meredith Lane, you may have an additional Fees set by the property owners on your Lane.)

2024/25 Fee Calculation

The approved budget is $62,500 (see 2024 AGM minutes)
There are 63 Members
Each Member’s Fee is calculated to be $62,500 – Cash available ($10,329.16) – Township Lane Funding ($4,900) = $47,270.84 / 63 = $750.33, and rounded down to $750.00.

2024/25 Fee is $750, which will be invoiced and can be paid in 2 equal instalments of $375 each

The fees cover lane maintenance for Meredith Lane only, and snow clearing for Meredith and the feeder lanes (see below). Some of the fees may be used to maintain the garbage boxes, signage, and recycling area as recommended by the board and approved by the membership.

If your property is on a ‘feeder’ lane, the property owners on that lane may have their own team and fee structure for maintenance and improvements. Please refer to the Feeder Lane section for more details.

The primary feeder lanes in this neighbourhood are: Buffy Lake Lane, Old 14 Island Lane, Little John’s Lane, Old Mine Lane, Mink Trap Lane, Sigsworth Lane. There are other smaller lanes off these feeder lanes, but they are presumed to be part of the feeder lane for maintenance purposes, as determined by the relevant Feeder Lane Association (if there is one).

Anyone owning property on our lanes, and/or who regularly use any portion of our lanes, is expected to pay their share.

Most of the deeds in our area contain a provision stating that the owners must pay for the upkeep of the lanes. In addition there is precedent in Ontario Law re-enforcing the principle of ‘Unjust Enrichment’, which briefly means that if you are benefiting from the efforts of others, you are obligated to contribute.

You will receive an invoice in June and October. Payment is usually by e-transfer, though cheques and cash are also options.
